1. Tell us about the property
- Location: the street address, city, and ZIP code.
- Property type: house, condo, townhome, manufactured home, or another type.
- Condition: any major repairs or condition concerns that may affect a sale.
- Occupancy: whether it is your primary home, a rental, vacant, or occupied by someone else.
2. The financial details
- Lender or servicer: the company receiving your mortgage payments.
- Estimated balance: a rough amount remaining on the primary mortgage.
- Payment status: whether payments are current or how many may have been missed.
- Other obligations: second mortgages, solar agreements, HOA balances, property taxes, or other known obligations.
3. Ownership basics
- Names on title: the people listed on the deed or ownership paperwork.
- How the property was acquired: purchased, inherited, jointly owned, or another situation.
- Estate or family circumstances: probate, divorce, separation, or other circumstances that could affect decision-making.
- Known claims: liens, judgments, or other title questions you already know about.
4. Timing and your horizon
- Important dates: any scheduled auction, hearing, or foreclosure date you know about.
- Recent notices: letters, court papers, or lender notices you have received.
- Your preferred timeline: how quickly you need information or hope to make a decision.
- Lender contact: whether you have submitted a hardship or loss-mitigation packet, and what the lender has told you.
